Funds to be used to build a 35,000 sf industrial facility in the Alta Vista Business Park, Bentleyville, PA.
Bentleyville, PA, August 2nd, 2019 – Governor Tom Wolf’s office announced today that the Redevelopment Assistance Capital Program awarded $1 million in state funds to build a new industrial building in Alta Vista Business Park, located in Fallowfield Township, PA.
Administered by the Office of the Budget, RACP projects are state-funded and designed to support the acquisition and construction of regional economic improvements, among other initiatives. The Mon Valley Alliance (MVA), the developer of Alta Vista, will be building the new facility in Phase II of the Park, on the top of the hill overlooking the recent PennDOT improvements at the Bentleyville I-70 Interchange.
“This project is only possible due to local, regional and state partners joining together to create economic development in Southwest Pennsylvania. A Washington County Local Share Account (LSA) grant provided the initial funding and matching support needed to be able to access the State funds, the Department of Community and Economic Development (DCED) was engaged to analyze the project for economic impact, and local and state legislators all worked together to support this investment in our community.” Said Ben Brown, CEO of the MVA.
The new facility will be built on a speculative basis to allow the Mon Valley to be competitive in attracting new businesses to the area, bringing with it family sustaining jobs and economic growth for the area.
“One of the issues we face in attracting new industry is the lack of available, modern, move-in ready space that meets the business needs of today. This facility will help bridge that gap and allow us to compete with other locations for new business growth”, said Brown.
The building will be built on Lot 10A, next to the existing regional headquarters of Gardner Denver Nash and the new headquarters of Frontier Railroad Services, which is expected to break ground later this year. It is being designed as flexible as possible with approximately 30,000 sf of manufacturing/production/lab space and 5,000 sf of office space, with the option to accommodate one business or two. The layout incorporates both dock high and drive in doors, a single column line, 30’ ceiling heights, an outside truck/trailer storage yard and other amenities of similar Class A industrial facilities. Construction is expected to being later this year, with the building ready for occupancy late next year.
